Lee is able to give a balanced perspective to the clients explaining what is essential or important to investigate further and what would be general maintenance issues that one should expect as part and parcel of homeownership. His ability to also give approximate costs to repairs is invaluable as too is his list of referrals to various contractors for doing the required repairs. He has always been available after the inspection to talk with clients if they need to discuss further issues or concerns.

My advice: don’t pay for it later down the road. Learn from my parent’s mistake and make sure to get a trained, licensed, and knowledgeable home inspector. I sleep well at night –glad that I did!

Very Thorough

During the course of our shopping for our first home we had two homes inspected. Lee made the whole decision process much easier. He was very thorough at explaining all the things he found and his recommendations on how to remedy the problems.

We ended up buying a home built in the 40’s and without his expertise we would have hesitated in going forward. The home is beautiful and we feel extra secure knowing that it has been checked out and the electrical & plumbing hazards were corrected as part of our conditions to go ahead on the sale. A Five Star Rating is not High Enough

As a first time home buyer I soon realized what a monumental process I was about to begin after our offer was accepted. After walking through the home I knew that there needed to be some maintenance performed, but was unsure what that all encompassed. Fortunately we were referred to Home Inspections NW and scheduled a time to meet with Lee Sellick.

The first thing that stood out to me about the level of professionalism that Lee maintains was when I arrived at the home and Lee had already begun looking over the home. He then took time to explain his process and asked my fiance if we had any concerns we wanted him to take a look at. While we weren’t sure about anything specific Lee assured us he would be thorough.

We waited on scene with Lee and two hours later he had finished. What was great was even during the inspection Lee would approach us and ask about additional tests that we may want to consider. He never worked a hard sell, but presented us with facts so that we could make an informed decision, since he understands that money would be tight and we didn’t want to pay for anything frivolous.

Lee took us for a walk-through and pointed out all the ‘big things’ that he had noticed. He patiently answered our questions, understanding that we were fairly ignorant about things like home repairs and structural issues. The entire conversation made me feel more equipped for moving forward in the home buying process, I never once felt dumb or talked down to even with all my questions.

The written report arrived later that night. It was incredibly comprehensive and included pictures, concerns, explanations and an overall summary. We were shown what needed to be inspected by specific experts (ie soil and structural) and given references for trusted professionals. I appreciate that Lee is so detailed. I never once felt as if the sellers of the home might be able to sneak something by us and every issue with the house would be brought to light.

I cannot stress how happy we are with Lee and the services he provides. A five star rating is not high enough and we will be sure to promote his services whenever and where ever we can.

Professional, Knowledgeable, and Friendly

I honestly did not know what to expect during a home inspection. Lee was professional, knowledgeable, friendly and addressed all the concerns I had (and more!) with buying the home. The inspection report came quickly with pictures of most of the issues and information on what needs major repair, if expert consultation is recommended and what would need maintenance in the near future. I appreciate his level of detail because if i am buying a home, I’d like to know exactly what I’m getting into.

If you are buying a new home, I highly recommend Lee to do your inspection. I can see how the other reviewers may have given poor reviews because they are sellers of homes and don’t want a detailed inspection of all the things that need fixing in their home. However, I really appreciated Lee’s honesty in his report and would use him again if I ever needed to purchase a home again.

Fantastic Home Inspector

Lee is a fantastic home inspector, very thorough and professional. He gave us the complete picture of the house we are looking into buying and laid it out for us in a way that was easy to understand. As before, he was very thorough, great at giving the breakdown of all the inspected details as well as providing a summary at the end. I received the detailed inspection by email in the evening and it had all the useful detail I recalled from when he inspected a previous home back in 2015. I have a big-picture idea on what needs to be addressed right away, and what projects/services I need to consider for the long-run so that I can maintain this (potential) new home well.   • Do you walk on the roof?

    We walk the vast majority of roofs. There is nothing better than walking the surface to identify potential issues. When a roof is too high or unsafe to walk, we utilize other available tools such as binoculars or a drone to inspect for potential issues. Most roof problems can be identified through these methods, ensuring you receive a thorough and informative assessment.

    We always:
    Communicate openly: if we are not able to walk the roof, we report the safety concern, how we intend to do the inspection, or recommend a roofer with specific equipment to access the roof.
    Answer your questions: feel free to ask any questions regarding the inspection process or specific roof concerns. We are happy to increase your understanding of this system.
    Ultimately, our goal is to provide a safe, thorough, and informative report that educates you about the structure and provides peace of mind.

  • Do you inspect for Pests and Mold?

    Yes, we visually inspect for evidence of wood destroying insects (WDI) and Mold/Mildew. Evidence of either of these, or conditions conducive to these, are noted in the report. We do not perform mold testing, identifying if the mold is dangerous, or determining how much mold is in the breathing environment.

  • Why should you have an inspection?

    Knowledge is power!

    Whether the building is new construction or 100 years old, we often find six to 30 items that need attention. These issues range in importance from critical (“correct now”) to deferrable (“correct within next few months”).

    It is not uncommon to find $2,000+ in needed repairs for residential properties and $20,000+ for commercial structures. These repairs can be negotiated at the time of sale.
