Home Inspections NW offers both residential and commercial inspections. For an inspection, the client meets the inspector on site to view a pre-inspection agreement and discuss any special concerns the client may have. Then a visual overview is performed to evaluate the condition of each of the major systems of a property. The client is welcome to follow the inspector and ask questions or to
freely explore the property, taking measurements and planning. A report is then written and discussed with the client, with a walk-through as needed. Digital photos enhance the report, as well. An average inspection takes approximately three hours.
Home Inspections NW strives to be available whenever you are in need of an inspection, which often means “at the last moment.” We can usually be reached Monday through Sunday to schedule an appointment, and we make every effort to find an appointment time mutually compatible for both realtor and buyer or seller.
We also work to be available on Saturdays or evenings for an out-of-state buyer or someone who is in an urgent situation.
Why should you have an
inspection ?
Whether the house is new construction or 100 years old, I usually find approximately six to 30 items that need attention. These issues range in importance from critical ("correct now”) to deferrable ("correct within next few months").
The more informed you are, the less stress you feel about making a purchasing decision; the unknown factor is diminished significantly.
Minimally, $500 to $2,000 in repairs are found during a typical inspection. These repairs can be negotiated at the time of sale.
